If you have building damage and need to determine the nature, extent and cause of the damage, we can assist by providing a detailed investigation to determine the cause(s) of the damage and to specify any remedial work necessary, including designing and specifying works and obtaining building consent as required.  

To record the construction of existing buildings and producing as-built plans and elevations. If there are no accurate plans and elevations for a building we can carry out a measured survey and produce as-built plans and elevations in 2D or 3D CAD format prior to preparing designs for alterations or repairs.

To identify existing and future potential water ingress. We have extensive experience in assessing and reporting on weathertight defects to determine the extent and cause of water ingress, the extent of any damage caused to the structure by the water ingress and the scope of the remedial work required to repair the defects and damage. By carrying out invasive and non-invasive weathertight surveys and preparing detailed reports it is possible to accurately assess the extent and cost of remedial works required.

Building Maintenance Surveys and preparation of forward maintenance plans to assist in building maintenance cost forecasting. To accurately forecast future expenditure on building maintenance is a legal requirement of the Unit Titles Act 2010, i.e. the body corporate must have a long-term maintenance plan for the unit title development and must establish various funds to provide for the expenses involved in running the unit title development. We can assist by producing costed maintenance plans to satisfy this requirement.

Building Pre-Purchase Surveys to identify significant defects and maintenance issues.  Also know as a builder's report or a building inspection, we identify significant defects and maintenance issues, including the possibility of a building being a leaky building, in clear and easy to read reports with colour photographs.  We recommend obtaining a copy of the council property file for us to review prior to carrying out the survey so we can establish whether any building consents have not been issued with a code compliance certificate, whether any building work has been carried out without a building consent or whether any other outstanding issues exist in relation to the building.

Major structural failures of Schools in Scotland due to lack of Clerk of Works

Over the last few years construction work at many Schools in Scotland has been carried out under Public Finance Initiative Schemes (PFI), where the building contractor self-certifies their own work as being to the correct standard and quality, without being subject to external monitoring or inspection.  This is a model of financing public construction projects that has become common in many countries since it was first developed in UK and AUstralia.  Many of these schools have suffered serious structural failures in the last few years and have needed major re-construction or repair, causing serious disruption to schools and an unexpected additional financial cost.
